Insurance cover, terms, conditions and exclusions vary between insurers and policies. Your insurance requirements will depend on your business activities, contracts, assets and individual circumstances. Strata insurance is designed to bring together cover for the building structure, common property and shared liability risks in one policy, tailored to the size and type of your complex, subject to policy terms.
In most states, the body corporate or owners corporation is responsible for arranging and maintaining strata insurance on behalf of all owners, with the cost shared through body corporate fees, subject to your scheme’s rules and relevant state legislation.
Standard strata insurance is generally designed to cover the building and common property rather than the contents inside individual units. Owners and tenants can look at separate contents insurance for their own belongings, subject to policy terms.
Public liability cover under a strata policy can help protect the body corporate if a resident, visitor or contractor is injured in a common area such as a lobby, stairwell or car park, subject to policy terms.
Office bearer’s liability cover can be included as an optional extra, which is designed to help protect committee members if a decision they made in good faith is later disputed, subject to policy terms.
